Let well,
managed properly.

A good tenancy is mostly decided before anyone moves in

The right tenant, referenced properly, on an agreement that holds up. The rest is keeping on top of it.

Option one

Tenant find

Marketing, viewings, referencing and right-to-rent checks, the tenancy agreement drawn up, deposit protected and the move-in handled. Then it is yours to run.

Option two

Full management

Everything above, plus rent collection, periodic inspections, repairs coordinated with trades, renewals, and the compliance calendar kept up to date so nothing lapses.

Compliance handled

Gas safety, electrical condition reports, EPCs, smoke and CO alarms and deposit protection — tracked so nothing expires unnoticed.

Inspections and reports

Periodic visits with written reports and photographs, so you know the condition of the property without driving to it.

Rent collection

Rent chased the day it is late rather than the month after, with arrears dealt with early while it is still recoverable.

Questions

What landlords ask

How long does it take to sell?
It depends on price, type and demand on that street. We will tell you what similar properties nearby actually took, rather than quote an average that means nothing.
Do you handle lettings as well as sales?
Yes. Tenant find, full management, and everything in between depending on how involved you want to be.
What are your fees?
Fees depend on the service and are agreed in writing before you instruct us. Ask and we will tell you plainly.
Which areas do you cover?
Manchester and the surrounding Greater Manchester towns. If your property is just outside, ask — we will say honestly whether we can market it properly.

Letting a property?

Tell us about it and we will give you a realistic rent, an honest view of demand, and what it would cost to manage.
